SBEM (Simplified Building Energy Model) provides an analysis of a buildings energy consumption, as required by the European Energy Performance Directive (EPBD). The calculation method is also used in determining CO2 emission rates for new buildings in compliance with Part L of the Building Regulations (England & Wales) and Part F (Northern Ireland). SBEM is used in relation with commercial/industrial/retail buildings.
There are 2 stages
The first stage (Design stage) needs to be completed and submitted to your Building Control Body or Approved Inspector at the same time as your Building Control Application.
The second stage (As-built stage) comes into force when the build is completed and a 'pass' Certificate will need to be produced for presentation to your Inspector. The final certificate includes all changes to the building design and your certified air test results. (See Industrial/Commercial Air Testing with Air Assure)

Who can carry out SBEM Calculations?
Air Assure Ltd staff are trained and certified by BRE as “Competent Persons” to carry out SBEM assessment calculations using iSBEM software. Details of registered persons can be found within the BRE Red Book. Calculations carried out by competent persons are deemed to meet the requirements of Building Regulations for the purposes of Building control.
What you need to do.
Provide us with your drawings and details requested on our SBEM Data Form available in our download section by e-mail or post. We can accept AutoCAD formats of dxf or dwf, Acrobat pdf format, paper copies or sketch drawings as long as dimensions and details are clear.
Once we are in receipt of the information we will reply with recommendations and a quotation.
On receipt of payment we will provide your SBEM rating certificate. (Preferred supplier agreements available to repeat customers with agreed invoicing dates, contact us for details)
SBEM ratings can be carried out as part of Air Assure’s Industrial/Commercial air testing package, again contact us for further details.
